Boyd's 75th Birthday

This past weekend I prepared 16 dozen cookies for the Bradfield Properties Relocation Celebration, a cookie swap at my dear friend Pam Braha's and my father's birthday. He loves chocolate so I baked a chocolate version of my favorite Mexican wedding cookies. He turned 75 this year and I am so thankful for the leadership he has given both me and this company. Boyd always says "All our assets wear shoes" and his size 9 1/2s are one of this company's greatest assets.

Happy Birthday Boyd Bradfield

Time on Home Buyer Tax Credit Stimulus Running Out

submitted by: Reagan Greer - Broker of Record

Home purchasers thinking about utilizing the $8,000 tax credit needs to step up soon, as the IRS cut off date for the program is December 1st, 2009.
Here are the key qualification requirements:

  • 1st time home buyers or haven't owned a home the last 3 years
  • Home can not be bought from "related person"
  • Home can not be through inheritance or gift
  • Income requirements do exist and you need to check with a CPA or Accountant to clarify
Potential buyers need to start by getting with a lender and getting pre-approved for a loan then start looking soon. The program is an added bonus to assist you in defraying costs, giving you the option to use the money to remodel/upgrade the property or purchase that something special for the home.

San Antonio and the surrounding areas has some great homes to look at both new and preowned. Interest rates are great right now, in the 5 - 6% range, and values are holding strong. The time to begin looking is now; but keep in mind that 30 to 45 days are generally required to close a property.

The Bradfield Properties, Inc. professional team of Realtors® stand ready to assist you. Call or email any of us today or visit bradfieldproperties.com

The Ever-Changing Face of Bulverde

submitted by: Sandy Hancock

Sitterle homes hosted the Bradfield Properties Bulverde office on August 13, 2009, for the first Realtor® introduction to Kinder Ranch, located in the new 1000 acre Denton Communities development, in Bulverde. Denton is taking its Roger’s Ranch concept to the Hill Country. Our realtors® in the Bulverde office know the area well as most of them live as well as work here. Those of us who have been in Bulverde for years remember when no one knew where it was. Over time it has become one of those “destination spots” to move to, now known as Bulverde-Spring Branch. The original neighborhoods, opened in the late 60’s and early 70’s, were developed with acreage lots for sale, requiring a custom home builder. Spec homes have only become readily available in Bulverde in the last decade, and now Sitterle is one of the first to introduce a neighborhood of homes available for sale. Sitterle’s fir
st neighborhood in Kinder Ranch is Prospect Creek. The lots average 65 feet X 130 feet, a change from the typical acreage lots in Bulverde. This offers the home buyer a chance to have the benefits of rural-suburban living and the great schools in the area, without having to commit to that acreage life style. Home prices in this gated neighborhood start at $280,000. The neighborhood will have a 7.5 acre amenities center. Comal ISD has purchased property within Kinder Ranch for an elementary school and middle school. Peppergrass Estates, coming in 2010 will be a section of estate homes in Kinder Ranch. An even bigger change for Bulverde is coming in the fall of 2010 when Sitterle starts building garden homes in the Willis Ranch section. Sitterle is the first to break ground in the neighborhood, with a luxurious model home open, one house already occupied, and one more under construction. In addition, Denton is working with David Weekly and Wilshire Homes as builders in Kinder Ranch. Denton is definitely working to make this a quality planned community of 2700 home sites. Call 830-980-5944 to get an informed Bulverde Bradfield Properties realtor® to give you a tour.

The Scoop on Housing in 2009

Submitted by:Kathy Moore Cloud, Realtor, Boerne Office
What’s in store for housing in 2009?
Well, there’s oodles of good rates, that’s for sure. The best I’ve seen in years and plenty of people well able to afford to buy a home. So why aren’t they ? Fear. Plain and simple. They’ve bought into the media doomsday reports and have not looked at the local picture. Fear of making a mistake. That’s what it is. But you know what? Mistakes are made from lack of knowledge. If YOU want to get ahead of the pack, simply get informed, contact your local Realtor, check out the market firsthand. There is no better time than now to KNOW whether or not you can buy into a future for your family.
Quote from an email Heidi Nereson of Trinity Mortgage’s January 5, 2009 update in Mortgage Minutes: “prices can only fall so low. We can say, with some certitude, that we are definitely closer to a bottom than to a top, which is why we will be surprised if we're not writing about a stable, likely rising, housing market this time next year. After all, people can overlook bargains for only so long, so we expect the number of bargain hunters to swell considerably in 2009.” Get in the KNOW. Now. Not later when the prices go up along with the rates!
