Time on Home Buyer Tax Credit Stimulus Running Out

Home purchasers thinking about utilizing the $8,000 tax credit needs to step up soon, as the IRS cut off date for the program is December 1st, 2009.
Here are the key qualification requirements:

  • 1st time home buyers or haven't owned a home the last 3 years
  • Home can not be bought from "related person"
  • Home can not be through inheritance or gift
  • Income requirements do exist and you need to check with a CPA or Accountant to clarify
Potential buyers need to start by getting with a lender and getting pre-approved for a loan then start looking soon. The program is an added bonus to assist you in defraying costs, giving you the option to use the money to remodel/upgrade the property or purchase that something special for the home.

San Antonio and the surrounding areas has some great homes to look at both new and preowned. Interest rates are great right now, in the 5 - 6% range, and values are holding strong. The time to begin looking is now; but keep in mind that 30 to 45 days are generally required to close a property.

The Ever-Changing Face of Bulverde

Sitterle homes hosted the Bradfield Properties Bulverde office on August 13, 2009, for the first Realtor® introduction to Kinder Ranch, located in the new 1000 acre Denton Communities development, in Bulverde. Denton is taking its Roger’s Ranch concept to the Hill Country. Our realtors® in the Bulverde office know the area well as most of them live as well as work here. Those of us who have been in Bulverde for years remember when no one knew where it was. Over time it has become one of those “destination spots” to move to, now known as Bulverde-Spring Branch. The original neighborhoods, opened in the late 60’s and early 70’s, were developed with acreage lots for sale, requiring a custom home builder. Spec homes have only become readily available in Bulverde in the last decade, and now Sitterle is one of the first to introduce a neighborhood of homes available for sale. Sitterle’s fir
st neighborhood in Kinder Ranch is Prospect Creek. The lots average 65 feet X 130 feet, a change from the typical acreage lots in Bulverde.
