Thanksgiving 2008 thoughts: It is good to be in San Antonio!

As Thanksgiving 2008 approaches, we at Bradfield Properties, Inc. would like to thank all of our clients and customers for trusting us with your real estate needs. Our Company and our top team of professional Realtors appreciate your time on our web site and pledge to continue to stay a step ahead by providing you with useful as well as updated information.


2008 has been an unusual year for the real estate market. Economic uncertainty has had an impact on our local market, but as a whole, San Antonio and the surrounding areas have done much better than other parts of the Country. We continue to find ourselves in a buyers market (more than 6 months of inventory) with over an 8 month supply of inventory of homes available today. Interest rates remain favorable, between 5.75 and 6.25%, with many options for consumers to consider. Getting pre-approved for a loan is important, as credit and your ability to pay need to be settled up front prior to venturing out in market. Housing appreciation in San Antonio remains in the positive / plus column and your agent can provide specific information on the subdivision you are interested in for more clarity. The overall outlook for the local area remains good via unemployment rate is down, job growth rate is up and interest in new people moving here remains on the rise proven by our population increases. It is a great time to consider moving up or down in home size plus buying verses renting with these factors in mind.

Sellers need to be aggressive in marketing their home in coordination with their Realtor. Getting the property exposed on the internet, in print and in the real estate community is very important. The property should be in good condition inside and outside, priced competitively to sale quickly and the seller should be proactive with the feedback they receive on the home. Houses are selling, however the days on the market may be a little longer, so look at the facts in your neighborhood up front to have a clear expectation. Ask your agent to provide this for your review in the process of listing.

Congratulations to Tammy Lundgren


Congratulations to Bradfield Properties agent Tammy Lundgren and her husband Todd for being awarded the “Best Rural Product” award at the 2008 Greater San Antonio Builder’s Association Summit Awards for their property at 2649 Black Bear Drive in New Braunfels, Texas.
“We entered the home because of its lovely exterior and interior.” Tammy explains. “ We picked this plan for our own home but decided to stay in Bulverde. So we even picked the color choices to match our own tastes. We decided to stage it with living and dining room furniture.”
The Summit award is an annual award given out by the GSABA trade association to offer the community a showcase of member
profiles and products. As a member, L&L Custom homes (owned by Todd and Tammy Lundgren) were eligible to participate in the competition for the Summit Award for Best Rural Product.
Tammy and Todd wanted to enter one of their homes in the Summit Awards and felt that their Black Bear property was a good choice. Apparently, so did the judges.

Congratulations again Tammy and Todd Lundgren. We are so proud of you!

Tune In!


Tune in to HGTV on August 5th at 10:00 pm to see Bradfield Properties' own “Good Golly Miss Molly” Eaton of the Stone Oak office show of her Real Estate know how on the hit show “My House is Worth What?” The show, titled “The Tale of the Quick Sale” will also air August 6th at 2 am. During her segment, Molly tours a home in Alamo Heights, revealing the pros and cons of the home’s layout, remodels and renovations. She offers advice on the most lucrative future projects or additions. After Molly’s tour, the homeowner reveals how much the house was purchased for plus the price on all renovations to date. Once all the numbers are in, Molly gives an estimate on what the home could list for in today’s market. This kind of national attention is very exciting for the Alamo city. Race to This New Development

WOW? Did you see the headlines in the business section of the express news on 4/22? “T
exas now tops in big businesses”. Well, yeah. But I guess I should acknowledge it was indeed refreshing to read something positive since most of us are worn out by doomsday reporting. The article further stated that San Antonio companies helped the state beat California, New York in Fortune list of corporate headquarters. “Business experts say it’s a matter of simple economics—Texas attracts companies with it’s low taxes, affordable land, and large labor force.”

Several San Antonio companies are reported to have helped “win the crown” listing AT&T Inc and Valero Energy Corp among them.
I suppose while there are indeed those running around hearing the doomsday reports there are an equal amount of “forward thinking” folks like TAMA Development gearing up for bigger and better things and taking advantage of the opportunities in a “growth city like San Antonio”. We’ve just announced an exciting project TAMA has been working on for some time and are just about ready to break ground.

The Reserve at Retama, a new luxury town home condominium style community is about the most wonderful unique idea I’ve come across. The original brainstorm ballooned into the 34 unit Luxury Town Home condominium Community after the development group saw the original plans and the actual site. Digital reproductions and floorpans can be viewed on our website. The location is adjoining Retama Race Tracks (the quarter horse races opening day is April 25th by the way). Just Where is Bulverde?

It was the summer of 1971 and my husband was just back from Vietnam. We were moving back home to San Antonio, and it was time to fulfill our dream of a place in the country. We f
ound that fulfillment in a little rural community north of San Antonio. We bought 13 acres for $11,000 and started to build a house. Both of us had grown up in San Antonio but had never heard of Bulverde. We had driven through it countless times all of our lives on trips up 2 lane 281 N., particularly drives to Canyon Lake. It wasn’t even one of those “blink and you'll miss it places” then. I started teaching at Churchill high school that fall in San Antonio, about 20 miles from our place. That 20 miles includes one Yield sign to get out onto 281 and one four way Stop sign just before I got to Churchill. That same road now has going on a dozen traffic lights. Where did little remote Bulverde go? Now it is one of those places everyone wants to move to. We have more shopping than I ever imagined would get to Bulverde in my lifetime. The area is now known as Bulverde-Spring Branch. We have Smithson Valley High School with nationwide recognition, destination restaurants, Guadalupe State Park on the river and neighborhoods with private river parks for residents, a premiere rural library, more activities for children than a parent could want, job opportunities, and still lots of country atmosphere, attitudes, and events. You have probably heard of Wurstfest, but have you ever heard of the Comal County Fair, the Bulverde Jubilee, the Bill Brown Elementary School Barn Dance, the Bulverde Senior Citizens events, the Bulverde Chamber Christmas Lights, the Comal Education Foundation Golf Tournament----? We are also quite proud of the fact that way back then Bulverde had the red roof Lutheran Church on 281 and the Catholic Church on Hwy 46, but now we have a church on every corner. If you want a good old fashioned place to live and raise a family and find something for everyone----come check us out. I’ve been here for 37 years and miss the quiet, slow-paced time, BUT I love to welcome the newcomers. By the way, I sold 3 acres down the street from that 13 acres for $85,000 last year. Bulverde is definitely a great investment as well as a great place to live.

San Antonio is always deep in our hearts.

Many of you living in San Antonio have seen the new brand for our great city – San Antonio, DEEP. in the HEART. In the mid 90’s, Bradfield Properties began using “Deep in the heart of Texas” as our slogan. This was taken, of course from the song sung by myself and countless other young Texans, “The stars at night are big and bright (clap, clap, clap, clap) deep in the heart of Texas." My favorite part was always the clapping because we could make lots of noise during music class at Olmos Elementary School. But I digress. As the new century approached and traffic on our website bradfieldproperties.com increased, it became apparent to me that the website at first glance didn’t give the viewers a sense of place. So we branded a 5 point star under the “B” and added the word TEXAS under Bradfield Properties. We also changed our company colors to steel and copper. (Thanks to T.J. Connolly, our media buyer, for that suggestion.) Mission San Jose’s Rose window inspired the new Corazon red quatrefoil symbol of our city. Just like the four pillars of San Antonio’s new brand - Bradfield Properties has pride in our people and our history and we promise you a passionate home buying experience. As a native San Antonian, I embrace this place where “the stars at night are big and bright…” and celebrating the city’s past, present and promising future has always been...deep in my heart.

Recipe for a Sale

There are 5 main ingredients that make up the sale of your home:

1. Location
The phrase "Location, location, location" says it all. Pricing of your property must reflect its location.

2. Condition
The upkeep and presentation of your property is crucial to obtain the highest value for your home in any given market at any given time. Pricing of your property must reflect its condition.

3. Price
Price is the number one factor in the sale of a home. The value in a property is what one person is willing to pay another to gain ownership of it. Price must be in direct relationship to the other ingredients.

4. Terms
The more terms available on your property, the more potential purchasers you reach. Pricing your property must reflect the kinds of terms available to purchase it.

5. The Market
Interest rates, competition, and the economy all make up and influencethe state of the market when you sell your property. Pricing of your property must reflect the current status of the market.

When all of the above ingredients are in agreement...we have a sale! If just one of them is out of line it will take a longer time to sell, and the more ingredients out of line, the longer it will take before the sale of your home takes place.
